LAYOUT: ====== - 1st Floor: 3 BR, 2.5 Bath, Living, Kitchen, Dining & Laundry Room - 2nd Floor: 2 BR, 2 Bath, Fun & Game Room & 2nd Kitchen - Roof Top: An outdoor garden patio with fireplace, bar-b-q kitchen, and comfortable outdoor furniture BEDROOM/SPACE ASSIGNMENT DETAILS: ================================= - Group comprising 1-8 guests will be assigned the 3 bedrooms, 2.5 bath located on the 1st Floor unit, full access to the “fun & game” room located on the 2nd floor and roof top garden patio (basically everything you see in the pictures of this property) - Group comprising 9 – 14 guests will be assigned additionally up-to 2 bedroom(s) and 2 bath located on the 2nd Floor WHY AREN'T ALL 5 BEDROOMS ASSIGNED? ================================== - Our flexible pricing model accommodates families of all sizes instead of "one-price-fits-all" methodology - Smaller groups should not pay for rooms that they can't use or don't need - Larger groups need more rooms, resulting in higher cost for us to operate, which is why there's extra guest fees after a family of 2 - Closing certain bedrooms (at Owners’ discretion) allows us to directly pass on the saving to you through our flexible pricing model! I have applied high standards of accommodation to my house, which differentiates me from other hosts in the area - MORE THAN JUST BEDS: In addition to clean and cozy place to stay, we provide entertainment amenities such as movie projector room, table tennis, board games, outdoor patio, bar-b-q kitchen, breath taking Margala hills views, etc. - PRIVACY: You will have the house to yourself without sharing with the owners or strangers - SPACIOUS AND FULLY EQUIPPED: The house is spacious and full equipped - just bring your luggage – we provide the rest - PEACEFUL & CONVENIENT LOCATION: Close to everything, the house is just ten to twenty-five minutes away from 99% of key Islamabad location, but in a peaceful sector away from the City hustle and bustle - REASONABLY PRICED: My rates are cheaper than renting individual rooms in dated guest houses RATE NEGOTIATION? ================ I have posted the BEST POSSIBLE RATES in order to pass on the savings to you – essentially eliminating the hassle of back and forth rate negotiation. When comparing the prices, just remember that you are not renting individual bedroom (as in a typical hotel or a guesthouse) but an entire house that is clean, cozy, fully equipped, & centrally air-conditioned. My property comfort beats any guesthouse/hotel by a mile and matches or exceeds the cleanliness and quality of any five star hotels in Islamabad GUEST ACCESS: ============ - Group of 1-8: 1st Floor + 2nd Floor Fun and Game Room + Roof-Top Garden - Group of 9-14: 1st Floor + Entire 2nd Floor + Roof-Top Garden You will always have the house to yourself without sharing with Owner or Strangers! FOOD OPTIONS: ============= Breakfast (RS 250/person/meal) and Hire-For-Cooking Service (RS 750/day - you pay for cooking materials/grocery, we provide a chef to cook and do normal daily chores) Guests also have access to a fully equipped self-service kitchen to make their own healthy meals. Additionally, there are several nearby food delivery options (such as Pizza Hut, Paratha Party etc). Housekeeping Manager will provide a list of all those options upon guest arrival.
